Well, I have found out the hard-way that Wawanesa says they only clean, not replace and that they "hope I understand". Instead of replacing: they have offered to wash my clothes, clean my furniture, and for the kicker... clean my electronics, including two computers that have all been flooded-out by a brown-toxic liquid. The damage was caused by a fire two-floors above my condominium's suite and the resulting sprinkler system that kicked in. The flooding water collected toxins and contaminates between two floors of ceilings, flooring, and walls of drywall, fibre-glass insulation, fire retardant and only God-or-Mike Holmes-knows-what-else.
All the ceilings are destroyed and all the flooring has been removed due to the extensive water damage/toxic liquid. But remarkably according to the first Insurance-adjuster "everything can be cleaned", nothing needs to be replaced. "Nothing is ruined" "everything can be washed or cleaned". This assessment was made after walking two-feet in the door and not checking a single room. After the "everything can be cleaned" grand-proclamation. The now-replaced-adjuster had the temerity to ask... what is the damage from? He had no idea about the fire/flood but could make this snap determination that everything was fine even while having to shout over the six industrial fans and de-humidifiers that had been going for a solid 36 hours.
So let's recap: ceilings destroyed, flooring destroyed but miraculously nothing in-between is damaged enough to be replaced. Wawenesa, are not responsible for the floors and ceiling. The strata insurance covers the structure, hence the contrasting admission that all floors and ceiling need to be replaced. I have no doubt that if Wawanesa were in charge of the structure it would have been steam-cleaned like my computer perhaps with some distilled water for extra-effect.
Photos and video with audio to come. My now returned, crash-prone, and may I add; very-clean computer is not accepting the fire-wire to download the video, not to mention the litany of other issues with my peripherals and other electronics.
